what's next

We use the RIBA Plan of Work 2020 to deliver your project milestones, from initial brief to construction. It's a clear framework which is easy to follow and can be adapted to a project if required. It also helps other consultants to keep track of when and how their involvement is needed in your project.

The diagram below breaks down the RIBA Plan of Work 2020 stages to show when typical project milestones, such as the submission of a planning application, can be anticipated.

 

The activities of each Work Stage are also summarised below.

Stage 0-1 involves the preparation of the brief for your project, along with discussing potential opportunities and constraints. Your project budget will be determined and the site will be surveyed and appraised.

Stage 2 is where the project concept design is determined using feasibility studies and through collaborating with other consultants, as required. We can advise on this.

The concept design is developed further during Stage 3, and after sign-off, the design is submitted for planning permission (planning type will vary by project). 

Stage 4 covers the preparation and submission of the technical drawings required for Building Regulations, including coordinating information from all consultants as required. This stage also encompasses the preparation of tender drawings and specifications which can be submitted to selected Main Contractors for pricing. At this stage, Party Wall Letters and Construction Design & Managements (CDM) 2015  information is also prepared.

When a builder has been appointed and all statutory applications have been approved, Stage 5 - Construction - begins. We can take on the role of Contract Administrator if required to administer the building contract between client and builder, and arrange for the building work to be certified and paid for. We also liaise with the builder on your behalf and resolve design queries from site as and when they arise, which may involve statutory authorities and other consultants. When the building work is complete, we will arrange for any minor 'snags' to be rectified and prepare a handover (Stage 6) Health and Safety File as part of our duties under CDM 2015.
