p e o p l e

The practice director, Sarah Green, is an architect with 10 years design experience built from residential and commercial architecture and interior design projects around the North West.

She gained her qualifications at the University of Sheffield, and worked for design-led practices Cartwright Pickard, Sheppard Robson, Phaus and SPACE Architecture + Planning before establishing her own practice in Stockport.

Sarah is also a tutor at the University of Liverpool School of Architecture.

our process

Our process begins with the client - we know you have a property that needs to work harder for you, but perhaps you're not sure how. It's our approach to engage with you to find out what makes you tick, and equally what doesn't - and how we can use this to help unlock the potential of your project.

We feel very passionate about collaboration during the life of a building project, and so we work closely with other consultants and members of the project team when needed so that their input is felt at the right time and in the right place.

When we say 'design is for living in', we mean exactly that - simple, efficient, but imaginative design should always be the first principle that everything else is built upon, but it should be practical enough to be used every day, enhancing the activities that are connected with it. This principle can be applied across every project.

what next

We use the RIBA Plan of Work 2013 to deliver your project milestones, from initial brief to construction. It's a clear framework which is easy to follow and can be adapted if required. It also helps other consultants to keep track of when and how their involvement is needed in your project.

This diagram breaks down the RIBA Plan of Work 2013 stages to show when typical project milestones, such as the submission of a planning application, can be anticipated.

Stage 0-1 involves the preparation of the brief for your project, along with discussing potential opportunities and constraints. Your project budget will be determined and the site will be surveyed and appraised.

Stage 2 is where the project concept design is determined using feasibility studies and through collaborating with other consultants, as required. We can advise on this.

The concept design is developed during Stage 3, and after sign-off, the design is submitted for planning permission (planning type will vary by project).

Stage 4 covers the preparation and submission of the technical drawings required for Building Regulations, including coordinating information from all consultants as required. This stage also encompasses the preparation of tender drawings and specifications which can be submitted to selected Main Contractors for pricing. At this stage, Party Wall Letters and Construction Design & Managements (CDM) 2015  information is also prepared.

When a builder has been appointed and all statutory applications have been approved, Stage 5 - Construction - begins. We can take on the role of Contract Administrator if required to administer the building contract between client and builder, and arrange for the building work to be certified and paid for. We also liaise with the builder on your behalf and resolve design queries from site as and when they arise, which may involve statutory authorities and other consultants. When the building work is complete, we will arrange for any minor 'snags' to be rectified and prepare a handover (Stage 6) Health and Safety File as part of our duties under CDM 2015.
